History:
Originally constructed in 1970, the Wellsville Shopping Center was
the heart of retail commerce for this small rural community. Located
in the southern tier of New York State, the town experienced increased
retail competition and development. As a result, the Wellsville
Shopping Center saw many of its tenants leave.
Challenge:
By 1997, the Center was 80% vacant and in foreclosure. Washington
St. Partners saw an opportunity and purchased the property in February
1999.
Solution:
By that June, the property went through a complete renovation and
face-lift, and is now 100% leased. The Center has once again become
a contributing factor to the community. Its
tenants include Tractor Supply, Save-A-Lot Grocery, Ponderosa Steak
House, McDonald's, Debbie's Hallmark, AutoZone, Family Dollar, Petland
and RentWay.
