Project History:
The year was 1897 and the prestigious Syracuse University needed space for its growing law college. The result: the beautiful University Building located in the heart of downtown Syracuse. Built on land donated by Ilion native Eliphalet Remington, the ten-story facility served the University well, and was occupied by them well into the 1960's. At that time they consolidated the law college to their growing university campus, and the University Building was sold to private investors and converted into small office suites that provided homes to many small professional businesses.

Challenge:
The surge in office development of the 1980's combined with the economic downturn of the early 1990's created an increasingly stressful situation for the University Building, and it ultimately fell into foreclosure as tenants opted for newer, and often lower-priced, space.

Solution:
An affiliate of Washington St. Partners took the property over in 1995. Through lease agreements and space allotments specifically tailored for tenants, WSP aggressively acquired long-term tenants. The building is currently 90% leased to a host of tenants including attorneys, accountants and a large advertising agency, not to mention our home office.
And, its Federal Empowerment and NYS Empire Zone location allows its tenants to take advantage of the unique tax and economic benefits afforded to the area.
