Project History:
St. Luke's Hospital served as the prime gateway to the East End historic district of Newburgh, New York, and the area's largest employer. The City of Newburgh and the Hospital knew this structure, located on the corner of Broadway and DuBois Streets, was key to maintaining the momentum surrounding the revitalization of the DuBois Street corridor.

Challenge:
The circa-1850 structure had fallen into disrepair and, by most estimates, was beyond saving. Washington St. Partners saw the opportunity to undertake a complete renovation of the structure that would maintain the original nineteenth-century character and configurations.

Solution:
By utilizing development incentives and partnering with St. Luke's Hospital, the building is now part of the St. Luke's complex, and is a contributing building to the neighborhood's new look.
