Project History:
The McCarthy Building was constructed in 1893 to serve as headquarters for the McCarthy Department Store Empire, the premier chain of its type in the 1800's. The building was named one of the top four buildings built in New York State during the 19th century, and was the first fireproof building in Syracuse. Sold by the McCarthy family in 1905, the building remained a mainstay of the downtown retail scene, first as Hunter Tappen, and later as the Lincoln Department Store.

In the 1960's, a major modernization project converted the building from retail to office use. During this period, a more modern and progressive-looking facade covered the original brickwork. However, economic conditions in the 80's led to a decline in occupancy and a corresponding fall into disrepair.

Challenge:
The building's disrepair and dated facade made it unattractive to new tenants despite the downtown's economic growth and need for prime office and retail space.

Solution:
One of Joseph Hucko's previous partnerships undertook the building's management in 1992, and entered into an aggressive redevelopment plan. The move was made to restore the facility's original classic brick architecture and ornate window treatments. With the available incentives offered by the Federal and State economic development zone programs, restoration began. The upper floors were fully modernized into prime office space, served by a fully restored majestic lobby. The street frontage on the first floor was maintained as retail space, housing boutique businesses typical of the revitalized downtown scene. The McCarthy Building is now a jewel of the Syracuse business district.
