Project History:
The Village of Baldwinsville, established in 1847, is located between the towns of Van Buren and Lysander. Routes 370, 48 and 31 serve as the main avenues of traffic, and running through the center of the village are the Seneca River and Erie Canal. Baldwinsville is a prospering industrial, retail and residential community. The river has been the life-blood of the community since its earliest days. The tremendous amount of water power the river provides has served the mills of the past and offers enough energy to support the flourishing tourism and attractions of today.
Located in the center of the Village was the former Goulds Pump factory. WSP recognized that this prime location offered a unique opportunity, and subsequently began an extensive due diligence process to determine the site’s most appropriate use.

Challenge:
While it was obvious the Village would benefit from a more suitable use of this property, there were obstacles to development. The existing structures utilized nearly the entire 4 acre site. A majority of the structures would need to be demolished to create an aesthetically pleasing yet useable property with the parking that the Village desperately needed. From a financial standpoint, the substantial demolition and costs associated with reconstruction would make this a difficult project to undertake.

Solution:
Through studying the site, WSP recognized that sections of the existing structures were structurally sound, and through adaptively reusing these structures, WSP could make this project economically feasible. By creatively reusing sections of the existing structure, WSP created a mixed-use development in the center of the Village. The former vacant factory is now a vibrant mix of retail, office and service businesses, with over 260 parking spaces. To remain true to the history of the site, WSP designed the project with an industrial feel, utilizing exposed ductwork, existing steel beams and large windows to provide significant natural light.
The property has been integral in the revitalization of the Village of Baldwinsville. The Baldwinsville Village Commons are now home to: Kinney Drugs, Riverside Fitness Center, Johnny Angels Heavenly Burgers, Frog Alley Toys, Weichert Realtors, Podiatry Services of CNY, Edward Jones Investments, Laboratory Alliance of CNY, C&G Music, Axxis Biometrics and Make & Take Gourmet.
